We provide extensive services regarding Market Trends, Statistical Stratification for Property Assessments, and current trends in the real estate market. Forecasting future market appreciation or depreciation is based on Computer Assisted Mass Appraisal analysis of 10 year sale patterns.

Market trending is an appropriate valuation tool regardless of the size of the market. The key question is whether the values of the properties have changed uniformly and property data is consistent. Governmental data collected from jurisdictions with annual reassessment programs or are on a cycle for reassessment provide the most reliable and stable indicators for value changes. Systematic analysis is a methodical, thorough and regular examination of a municipality's assessments. This form of analysis is recognized by the IAAO as the most efficient way of evaluating assessments relative to the market.

Some common statistical studies are:

Primary methodologies used are the Sale/Appraisal Ratio Technique; Time as a Regression Variable; Paired Sales & Re-sales Analysis and simple SQFT Rate Analysis. Analysis can also determine if seasonality is an issue or if Splining is necessary.


Typical Ratio Studies include stratification by property types, physical characteristics and location influences. The Statistics typically provided are measures of central tendency or level (mean, median and weighted mean), measures of uniformity (coefficient of variation, coefficient of dispersion and the price related differential).
