AccuriZ serves three main audiences:

Our subscribers are most interested in attaining insurance or buying/selling homes.  We serve these clients by providing simple answers to simple questions. AccuriZ provides an inexpensive process for the user to confirm that the “greatest financial decision in their life” is is based on accurate and reliable data.
Data is the key, not a hypothetical opinion.  We have developed comprehsive reports that span a five year sales history for most regions (10 years in several parts of New York).  This comprehensive sales history provides the user with information that enables them to attain a value range for any residential property within a specific neighborhood (see sample below)




Property valuation can be very subjective, yet by applying simple objective underlying valuation principles, the process can yield a reliable estimate of value.  At AccuriZ we have developed a matrix which weights the reliability of the data used in valuation.

Based on the quality of data, AccuriZ can produce different statistical reports to provide a macro overview of a community or for specific purposes, detailed statistical reports can be produced given specific levels of stratification. Some common statistical studies are:


Primary methodologies used are the Sale/Appraisal Ratio Technique; Time as a Regression Variable; Paired Sales & Re-sales Analysis and simple SQFT Rate Analysis. Analysis can also determine if seasonality is an issue or if Splining is necessary.


Typical Ratio Studies include stratification by property types, physical characteristics and location influences. The Statistics typically provided are measures of central tendency or level (mean, median and weighted mean), measures of uniformity (coefficient of variation, coefficient of dispersion and the price related differential).
