Appraisal Issues: points to consider ...

We will offer a lot of commentary on Appraisal. The founders of this site are appraisers. Some critical thoughts about appraisers:

- See how many years of experience an appraiser has.

- Get referrals

- Ask questions, many questions. Do not just take the appraisers word for it.

- Ask the appraiser if he/she knows the local market. The single greatest influence of value is location.

- Without local knowledge an appraiser can estimate the value of the property and be off by as much as 50% in certain cases. Test the appraiser.

- Ask the appraiser what variables affect value in the local market.
