But there are times when going it alone just doesn't make sense. You may need to sell fast, or simply not have the time to devote to selling your house yourself. In today's declining real estate market a knowledgeable and very experienced broker is who you want to have selling your home.  Look around, ask friends and business associates and interview each broker.

In that case, a real estate broker is your only option, but don't simply pick the first one you find. Here are some tips on how to find the best one.
  • Check references.
  • Speak to the brokers last three customers.
  • Ask prior cusotmers if they would use that broker again.
  • Fees are negotiable. Ask for a point off, maybe offer an exclusive (non-MLS) listing.
  • Look at discount brokers, but beware of poor traffic if full service brokers are slow to work with the discount firms.
  • Discount brokers usually provide less services than a full service broker, (you may have to do your own showings for example).
  • If you ask several brokers for a price estimate on your home, you'll get several prices. The highest price MAY be a form of bait to persuade you to give that broker the listing.
